Why Should I Consider the Rent-to-Own Option?
There are several advantages to doing a Rent-to-Own/Lease Option!
1) Less than perfect credit is no problem. If you've been turned down before, try us! We're very flexible and have options to best serve your needs.
2) A portion of your rent applies towards the purchase price. 
3) When you buy the home your loan can be considered a refinance since you've been living in the home for at least one year. THAT means that you can actually use the equity you've got at that point as your down payment, getting you a much lower interest rate/payment. WHY? Because you've got some equity, the bank considers you a much lower risk than someone with a 100% loan. If you default - they've got built in profit.
4) If you have equity in the home when you purchase, you can open a home equity line of credit...great if you plan to make improvements to the home, or a nice security blanket for you and your family should you need some extra cash.

My Credit is Terrible - Can I Still Get Into A Lease Option?
Yes! Less than perfect credit is not a problem - that's why we're here! Why shouldn't you have the opportunity to invest in your future? Bad things happen to good people and sometimes it affects our credit.
If you are planning to do a regular rental STOP and think again! With a Lease Option, you can rent for 1-2 years while building/rebuilding your credit. At the end of your lease you may hopefully be able to purchase the property and have built in equity!

What Happens If I Can't Buy The Property At The End of My Lease?
List it for sale! The Option to Purchase is assignable. This means you are able to list the property for sale towards the end of your lease, for whatever you think it's worth at that point, and if/when it sells the seller gets the asking price listed in your contract, and you get paid the difference in Escrow!
